The purpose of this contract is to define the general terms and conditions for seasonal rentals offered by LLC AL EDELWEISS (hereinafter referred to as “L’Edelweiss”), representing the owner of the rental property. These booking and rental terms and conditions govern the relationship between L’Edelweiss and the customer. The customer fully accepts these terms and conditions. These booking and rental terms and conditions prevail over all other terms and conditions found on any other document unless prior written consent has been granted. These booking and rental terms and conditions are displayed on the website before bookings are made. The act of making or requesting a booking therefore implies that the customer fully accepts these terms and conditions and agrees to all the provisions set forth herein.
The rental is entered into as a temporary rental. The lease is automatically terminated when the fixed term expires, without the need for notice to be given. The rental period cannot be extended without prior written consent from L’Edelweiss. The tenant signing this fixed term contract cannot under any circumstances invoke any rights to remain in the property at the end of their stay.
"L’Edelweiss" is solely liable for providing services to the customer and for the enforcement of obligations listed under these terms and conditions. “L’Edelweiss” cannot be held liable for accidents, force majeure, for any one not belonging to the organisation or for the smooth running of the stay. “L’Edelweiss” brings to your attention the fact that the hoteliers are not liable for the rental. As a result, “L’Edelweiss” cannot be held liable for any loss, theft, or damage to personal belongings in the property as well as the apartments and communal areas (ski storage, bicycle storage etc.)
Nature of the agreement: the rental agreement between the parties of this contract cannot in any way, even partially, benefit third parties (individuals or companies) without prior written consent from “L’Edelweiss.” Any violation of this would result in the immediate termination of the rental at the tenant’s fault with the property owner retaining the full rental amount.
Reservation by the tenant: the tenant making a reservation must return a signed copy of the rental contract to “L’Edelweiss” before the deadline stipulated along with a 25% deposit for the cost of the total stay.
Confirmation of the reservation: within 10 days of receiving the reservation deposit “L’Edelweiss” will send a letter:
- either confirming the availability of the rental property for the tenant in which case the agreement between the parties becomes final. “L’Edelweiss” will send by email or post, two copies of the rental contract and details of the chosen apartment. A dated and signed copy of the rental contract must be returned by post within 10 days. Failure to meet the reservation deadline will result in the booking being cancelled and the deposit being returned within a maximum of 15 days.
- or returning the full amount to the tenant if the rental property chosen by the tenant is no longer available for the selected period.
Payment of the balance: the balance for the rental property must be paid no later than 30 days before the start of the stay. If the customer does not pay the balance by the date stipulated, the stay will be deemed cancelled. The property will be offered for rent again and no refund will be made.
The full rental cost is due 30 days before the start of the trip. If the balance is not paid on time and if the cancellation option is not used by the customer, “L’Edelweiss” reserves the right to consider the rental as terminated from the 30th day before the stay based on the booking and to apply cancellation conditions provided for this purpose and defined below.
The agreement becomes final when the balance is paid more than 30 days before the stay or, if the balance is not paid by the customer and they don’t cancel from the 30th day preceding the stay.
“L’Edelweiss” agreement becomes final before the 30th day before the stay as soon as the booking confirmation is sent.

Secure payments can be made by credit card via PAYPAL.
How to pay by credit card. The customer receives an email from Paypal containing the payment request and the payment button. The customer clicks on the button and is redirected to Paypal. They can then pay by card (national bank card, Visa, Mastercard, American Express etc.) or from their Paypal account. Paypal is a trusted brand and a world leader in online payments. (www.paypal.fr).
When paying by bank card, the automatic payment registration systems are considered proof of payment.
In this instance, the customer’s agreement is proved by the receipt of this automatic registration by l’Edelweiss, of a payment for 30% of the cost of the stay, made by BANK CARD via the secure payment site Paypal. Payment confirmation provides the customer with a provisional booking. L’Edelweiss then sends the customer two copies of the rental contract and details of the chosen apartment by email or post. A dated and signed copy of the rental contract must be returned by post within 10 days. Failure to meet the reservation deadline will result in the booking being cancelled and the deposit being returned within a maximum of 15 days.
The payment balance for the rental must be paid 30 days before the start of the stay and a cheque made payable to LLC AL EDELWEISS must be sent to the address listed below. If the customer does not pay the balance by the date stipulated, the stay will be deemed cancelled. The property will be offered for rent again and no refund will be made.
Late bookings: if a booking is made less than 30 days before the start of the stay, full payment is required and must be paid when booking. Payment can only be made by bank card for reservations made less than 15 days before the start of the stay.
Rates include all taxes and include water and electricity based on an electricity package:
- 30 Kwh per day between October and March and 15 Kwh per day between April and September (for studios, one room and two room apartments)
- 40 Kwh per day between October and March and 15 Kwh per day between April and September (for two room duplexes, three room and four room apartments)
To be paid for at the property:
Extra electricity (€0.15 per Kwh (tax included)
Tourist tax of €0.40 per person per day (Free for children under 12)
- LINEN RENTAL: sheets and towels (€ 10 per bed (tax included),
- CLEANING at the end of the stay (€ 40 for studios, one room and two room apartments (tax included) (€ 50 for studios, three room and four room apartments (tax included)
- WIFI INTERNET ACCESS: € 10 for the duration of the stay (open line)
- LAUNDRY FACILITIES (to be paid for)
Keys can be collected between 4pm and 6pm on the day of your arrival provided that payment has been made. The keys must be returned before 10am on the day of your departure. The customer must adhere to the aforementioned times. If the customer is going to arrive late, the owner must be notified.
Cancellation by the tenant: all cancellations must be made by sending a registered letter with return receipt to “L’Edelweiss.”
You have the right to cancel from the date the deposit is paid until the 31st day before your stay.
If cancelled prior to arrival at the rental property, the owner keeps the deposit. The owner can also keep the balance for the total cost of the stay if the cancellation is made less than 30 days before the start of the stay. If cancellation is made by the customer there will be no refund.
If the customer decides to shorten their stay, the owner keeps the full rental cost. No refund will be given.
Cancellation by the owner: the owner will repay the full amount paid by the tenant as well as compensation equal to the amount the tenant would have paid if the cancellation was made by them on this date (see above). These provisions do not apply when a mutual agreement is made whereby the tenant accepts another residence offered by “L’Edelweiss.”
This contract is for a maximum capacity of people and stipulates whether the customer has a small pet. If the customer does not comply with these provisions, the owner is entitled to refuse the rental. No refund will be made in this case. Any modification or termination of the contract will be considered to have been initiated by the customer. Rental accommodation for a specific number of persons cannot under any circumstances be occupied by a greater number of people. A young child is considered an occupier in their own right.
An extra cost applies for pets (see owner’s rates)
The customer is responsible for all damage they cause. The customer is obliged to take out holiday insurance for various different risks (theft, fire and water damage, rental risks, contents and neighbours claims etc.)
An inventory is drawn up and signed by the tenant and the owner or the owner’s representative on arrival and departure from the rental property. This inventory is the only reference if there is a dispute over the property’s contents. The cleanliness of the rental property on arrival must also be contained in the inventory. The tenant is responsible for cleaning the property during the rental period and before departure. Any eventual cleaning costs are based on the following: € 40 (including tax) (the kitchen area remains the responsibility of the tenant) for studios and one room and two room apartments and € 50 (including tax) for two room, three room and four room duplexes.
When the customer arrives at the rental property, a security deposit for the total indicated below is required by the owner: - a security deposit cheque for € 400 for studio and two room apartments and a security deposit cheque for € 450 for three room and four room apartments. After working out the inventory after the departure, this deposit is returned minus the costs for any damage or unpaid services. Any lost or damaged items should be replaced or paid for by the tenant (rates displayed in reception). The security deposit is returned by “L’Edelweiss” in less than a week.
There is a storage cellar for each apartment. An inventory is detailed on arrival and departure from the property. Ski equipment must be stored in the cellars. It is forbidden to enter the apartments with skis and ski boots so that the apartments and communal areas are not damaged.
At the end of the stay, the customer must pay the owner the charges mentioned above not included in the rental price.
Any claim relating to the inventory and the condition of a rental property should be submitted to "L’Edelweiss" within 2 days of arriving at the property. All other claims must be sent by post as soon as possible (within a maximum of four weeks after the end of the stay.) If an agreement cannot be reached, disputes can be submitted to “L’Edelweiss” who will strive to reach an amicable agreement. Any litigation relating to the execution of this contract will be brought before the competent court of Ariège.
